Innovative Mixed-Use Campus Along The Brooklyn Waterfront Continues To Grow And Attract A Diverse Tenant Mix As Workplace Activity Continues To Increase In The Borough
BROOKLYN, NY – April 7, 2025 – Industry City, the 35-acre mixed-use complex comprising 16 buildings attracting a diverse mix of companies and retailers to the Brooklyn waterfront in Sunset Park, today announced its tenancy has surpassed 650 businesses.
Inclusive of ground-floor retailers and upper-floor tenants, this milestone comes on the heels of strong leasing activity in 2024, recording 333,000 square feet of leased space — a 5.7 percent increase year-over-year. In Q1 2025, Industry City has done a total of 70,000 square feet of new leasing, adding 22 new tenants to the campus community.

Unofficially known as “Brooklyn’s backyard,” the unique 9,000-person Industry City campus serves as a physical connector for a diverse and creative tenant mix including businesses in the fields of media, production, entertainment, design, architecture, experience, cleantech, woodworking, robotics and more. The campus amenities- its food hall, courtyards, distilleries, executive lounge, and fitness classes offer tenants organic opportunities to meet and build their networks. These businesses leverage each other’s expertise and frequently collaborate across industries, growing their businesses together on campus.
The property’s ownership – led by Belvedere Capital, Jamestown and Angelo Gordon & Co. – continues to transform the complex which to date has included over $450 million of infrastructure improvements since acquiring the property in 2013. The addition of destination courtyards, family-friendly entertainment, global dining, design retail and other event programming makes Industry City a desirable hub for forward-thinking companies. When the partnership took over the campus, it housed about 100 tenant businesses and a daily workforce population of 1800 people.
Leasing opportunities range from small offices for mid-sized businesses and solo entrepreneurs, to large office spaces with diverse floor plans, tailored storefronts and turn-key retail spaces, to industrial buildings for production studios and laboratories for biosciences. Industry City also operates Cowork IC, an on-site coworking space for individuals and small businesses interested in a serviced office space solution.
Notable leases signed within the last 12 months include:
- Adafruit Industries: A 100 percent, woman-owned tech manufacturing company designing learning electronics, tools and equipment, the company signed a 10-year deal for a 41,531-square-foot space in Building 19, which will operate as an office hub for New York-based employees, as well as a manufacturing and product storage facility. The deal ranked as Brooklyn’s largest deal in Q2 2024.
- Staged to Sell Home: The creative design studio, furniture staging warehouse and appointment-based showroom works with sellers, real estate agents, and brands, signed a 24,000 square foot lease. The growing company successfully generates interest in homes and products through elevated, highly-effective design crafted in their space at IC.
- Bike New York: Bike New York promotes bicycle use throughout New York City and offers free training for kids and adults. In addition to running the TD Five Boro Bike Tour and providing job training and internships, the organization offers programs such as Earn-A-Bike, Kids Ride Club and Recycle-A-Bicycle. The 8,600 SF space at Industry City serves as a technical repairs center, classroom and training center for multiple programs put on by the organization.
On the retail end, Industry City’s flexible retail model provides a pathway for small businesses to grow on campus. The result of entrepreneurial investment is a hub for unparalleled retail, experiences, and food and beverage. Additional retail deals to mark the last year include:
- HAPIK: The innovative indoor climbing gym opened its 15,000-square-foot adventure space, joining other experience-driven tenants like Brooklyn Escape Room.
- Bandai Namco: The Japanese-based Bandai Namco opened its first Cross Store in the U.S. and selected Brooklyn’s Industry City for its 4,986-square-foot space, bringing nostalgic games and cult classics to new fans and followers alike.
- Brooklyn Candle Studio: Having transformed a holiday pop-up into a permanent retail space (700 square feet) on Innovation Alley, Brooklyn Candle brings authenticity and a true entrepreneurial spirit to the campus. Its permanent retail space follows its 20,000-square-foot waterfront production space.
- Bitter Monk: The brainchild of the co-founders of Sugar Monk in Harlem, Bitter Monk is a unique cocktail bar and tasting room. Bitter Monk’s cocktails are inspired by art, history and music, and incorporate Binikos’ house-made elixirs which are made with foraged plants, roots and flowers, connecting their cocktails to the natural world.
